There is
something you should know about purchasing Real
Estate.
When you respond to a real estate ad or visit
an open house, you are being greeted by a
representative of the seller, also known as the
listing agent. They are contracted by the seller to
procure the highest price for the seller.!!
When you visit a model home in a new home
development you are typically greeted by their guest
agent. The first words he or she will say is "please
sign our guest registrar". DON'T, because then you
are registered to their agents and you will not be
able to choose your own representation. Preview the
models with your Buyer's Agent. Many times the
Buyer's Agent can negotiate a lower price, upgrade
options, and secure discount financing.
Also, the Buyer's Agent will take you directly
to the developers that have models in your price
range and needs, saving you time and eliminating
confusion.
The Buyer's Agent
represents YOU and your interests without concern
for the seller.
I will search, locate, and negotiate the
lowest possible price exclusively for you.
The purchase of your home
is one of the most important decisions of your life!
Make that decision by being informed.
A buyer's agent will gather information for
you regarding the market, comparison sales, and
information about the property by searching county
records. Many times the price the sellers paid for
the property.
The buyer's agent has the benefit of knowing
what is available and the value of the property to
save you from making a mistake you could regret.
I may also suggest an appropriate price to
offer.
Best of all, my Buyer's
Agent service costs YOU NOTHING!
NO FEE! BUYER'S AGENT SERVICE, here's why...
When a seller contracts his home with a
listing agent, he agrees to pay a percentage
commission of the sale to the agent. The listing
agent then offers a share of his commission to other
real estate agents for producing a buyer. My
commission comes from the listing agent even though
I am representing you!
We all win! You have a new home at the lowest
negotiated price. I receive a commission from the
listing agent. The listing agent receives a
commission from the seller. And the sellers sell
their home.
" I negotiate the lowest possible price for
my buyers. Why? Through hard work and experience,
I've discovered that if I take absolutely the best
care of my buyers by helping them get everything
they need in their next home, and by negotiating a
lower price, they will pay me back many times over
by referrals to their friends and associates. It is
also the least expensive form of advertising... word
of mouth! We all win!"
"As an investor in real estate since 1977,
I've enjoyed the search and the negotiation of the
right price for the right property in the right
location. Always having in mind the eventual resale
of the property. Now you can benefit from my
experience."
DON'T choose a real estate agent working for
the seller!
DON'T work with a real estate agent because of
their personality!
DON'T choose a real estate agent offering to
work for you as a buyer's agent unless they can
prove their experience!
DO choose an experienced professional Buyer's
Agent...
A Buyer's Agent will save you time, money, and
aggravation!
Remember, the listing agent has a responsibility to
acquire the highest price for the seller. So don't
contact them, call me to represent you.
